The Chophouse Row
Located in the busy Pike-Pine corridor of Capitol Hill and recently completed in spring of 2015, Chophouse Row is a 7-story mixed-use building comprised of 9,000 SF of underground parking and storage, 5,500 SF of retail, 25,000 SF of office space and three penthouse apartments.
The 7-story, structural steel and concrete structure, was constructed around an existing 2-story brick shell originally built in 1924 as an auto parts store and later converted to Chophouse Studios (an old music practice space). MRJ performed the interior demolition, sandblasting and seismic upgrades to the old structure and tied it into the new building at each floor level for a seamless transition between the two buildings. MRJ also salvaged some of the existing building elements and repurposed them for building finishes such as interior stair treads and wood siding, blending the characteristics of the original building with the new structure.
The façade of Chophouse Row consists of full height windows with custom color metal siding panels and incorporates natural Swisspearl exterior cladding cement board to create a modern appeal. The interior structural, mechanical and electrical elements of the building are exposed-requiring special attention to those details during construction. MRJ and its subcontractors worked closely with the design team and client to develop and coordinate structural details and specific routing for plumbing, mechanical and electrical in order to maintain a clean and efficient appearance.
The exterior courtyards connect to 11th Avenue at the front of the building with a pedestrian alleyway. Tenant restaurants and shops open onto the street, pedestrian alleyway and courtyard and create a vibrant public area.
In addition to the core & shell work, MRJ completed the majority of the tenant improvement projects within the building and built out the three penthouse apartments.
